Exemplifying collaborative estate transformation, delivered through a strong partnership between the Eric Wright Group, Integrated Care Board (ICB), Community Health Partnerships (CHP), and local health providers. Addressing longstanding inefficiencies within a community health building that had suffered from significant void space and fragmented service delivery. Through joint planning and codesign a compelling solution was developed, that not only optimised the estate but enhanced clinical integration and system sustainability.A key achievement was the consolidation of Musculoskeletal (MSK) and Physiotherapy services—previously dispersed across multiple floors and part delivered from the acute hospital—into a single, modernised floor. This delivered measurable operational efficiencies, reduced running costs, and created a more intuitive, accessible environment for patients. Colocation supports improved care pathways, multidisciplinary working, and faster access to treatment. Simultaneously, the scheme facilitated the strategic left shift of community mental health services from outdated acute premises into a purpose-built, high-quality community setting. Strengthening recovery focused care, improving patient experience, and aligning with wider ambitions to deliver mental health support closer to home. The project directly supports the neighbourhood health hub model by bringing together complementary services under one roof, fostering integrated community-based care, and enhancing accessibility for local populations. It reflects core priorities of the NHS Long Term Plan; shifting care into the community, maximising the use of NHS estate, improving service integration, and reducing reliance on acute settings. By unlocking underused space and reinvesting it into high value clinical services, this scheme delivers lasting impact across efficiency, patient experience, and systemwide transformation.
